A special collection of Georgian buildings line this historic Bloomsbury estate. They have been cherished, nurtured and loved by many but no more than they are today. With its comfortable feel and village-like atmosphere, the Rugby Estate is a place where people live, work and socialise in an area steeped in history and the clear vision of Rugby School and Rugby Estate Committee is safeguarded in the invaluable work that Tandem Property Management do to look after this culturally significant part of London. Their team of leading specialists deliver the highest quality of independent property asset management services; attracting a compatible mix of tenants and upholding the areas as a popular destination for visitors and shoppers, all whilst retaining the charm and appeal of this special setting.

Richard and Amie were invited to spend the day in the company of an eclectic, friendly crowd of business owners, whose stores and eateries help to create the unique charm of the estate which lays nestled in between London's busy Euston train station to the north and the bustling city to the south. Listening to residents' and traders' stories about their time on the estate and the magical atmosphere that is created there - all within walking distance of many of London's greatest most popular attractions - Amie and Richard enjoyed an afternoon savouring some of the delights the estate has to offer. Below, we invite you to explore a range of businesses that help to create this hidden gem in the heart of London.

Festival on The Close are proud to be sponsored by a company whose passion and dedication to The Rugby Estate upholds the charitable ethos of Rugby School. It is thanks to the generous investment from Tandem Property Management that Festival on The Close is possible.

Lamb's Conduit Street

Buried in the hustle and bustle of city living, stands a picturesque avenue of independent shops, eateries and pubs. Lamb’s Conduit Street forms a central section of the Rugby Estate.

"An eclectic community of independent shops which fizz with personality and which display a desire to provide something special."

Honey & Co

Honey & Co. is known for serving up delicious Middle Eastern inspired food, using the best seasonal ingredients available, with the warmest welcome in town. There’s always plenty of mezze to share, lamb roasting in the oven, and dessert is not to be missed. Their famous feta and honey cheesecake was crowned “the best pudding I’ve ever had” by Giles Coren in The Times.

Maggie Owen

Established in 2006, this year we're celebrating 18 years of trading on historic, beautiful Rugby Street. We source fabulous things, discovering and nurturing new talent along the way. We offer accessories that are distinctive and not generally available, from designers - mainly European - with small studios where everything is made by hand. We want customers to feel good about what they buy, whether it’s a young chap buying his girlfriend a gift or a celebrity purchasing an expensive necklace for a red carpet event.
